Seller Offer Ranking System — Private Preference Ordering Method

OFFRPORTL — Seller-Controlled Offer Priority Recording and Audit
Abstract
A computer-implemented method and system for enabling a seller party in a real estate transaction to privately record a preference ranking of competing offers as a persistent, ordered array on a listing entity. The system provides a drag-and-drop ranking interface accessible exclusively to the seller and listing agent, stores the ordered offer identifier sequence with a server-side timestamp on each update, and maintains the ranking as a private record invisible to buyer agents and buyers. The ranking persists across sessions, supports free-text rationale annotation, and is preserved in a full audit trail enabling litigation-grade chronological replay of seller preference history.
§1 — Process Flow (6 Steps)
1
LISTING AGENT
Receives Offers
One or more offers submitted by buyer agents via share link. Each offer stored in Offer entity with status = submitted. Listing agent views all offers in portal.
2
LISTING AGENT
Shares Comparison View with Seller
Seller is granted read-only portal access. Seller views AI-extracted terms side-by-side: price, financing type, closing timeline, earnest money, contingencies, and composite AI score.
3
SELLER
Privately Ranks Offers
Seller drags and reorders offers into their preferred sequence using the ranking interface. Rank order is stored in seller_offer_ranking [ ] array on the Listing entity. Ranking is private — visible only to listing agent and seller.
4
SYSTEM
Persists Ranking State
seller_offer_ranking array updated with ordered offer IDs. seller_offer_ranking_updated_at timestamp recorded. Optional seller_offer_ranking_notes field stores free-text rationale. All writes append-only to audit log.
5
LISTING AGENT
Reviews Seller Priority Order
Agent reviews seller-ranked order alongside AI composite scores. Agent may proceed with seller's top-ranked offer, initiate a counter offer on any ranked offer, or activate Highest & Best round to collect revised offers.
6
LISTING AGENT
Executes Decision
Agent accepts, counters, rejects, or escalates to H&B. Decision is executed from offer detail view. All outcomes tied to seller ranking history for full audit replay.
§2 — Ranking Interface — Seller View (Read-Only Comparison + Drag-to-Rank)

§3 — Data Model — Listing Entity Fields (Ranking-Specific)

Listingseller_offer_ranking_notesstringOptional free-text field for seller to annotate ranking rationale (e.g., "Prefer cash offer despite lower price").
seller_offer_ranking array structure:
seller_offer_ranking: [ "offer_id_A", "offer_id_B", "offer_id_C" ]
// index 0 = most preferred · index n-1 = least preferred
// Offer IDs reference Offer entity primary keys

§5 — Key Patentable Claims Summary
Claim 1.A method for recording seller-defined offer preference order as a persistent ordered array on a listing entity, enabling private rank communication between seller and listing agent without disclosure to competing buyer agents.
Claim 2.The method of claim 1, wherein the ordered array is updated via a drag-and-drop ranking interface and each update is recorded with a server-side timestamp enabling full chronological audit of ranking changes.
Claim 3.The method of claim 1, wherein the ranking array stores offer identifiers in seller-preference order such that index 0 represents the most preferred offer, enabling deterministic retrieval of seller priority without additional computation.
Claim 4.The system of claim 1, further comprising a free-text annotation field associated with the ranking record enabling the seller to document the rationale for preference order for audit and litigation-discovery purposes.
Fig. 7 — Seller Offer Ranking System. The seller and listing agent share private access to a drag-to-rank interface that stores an ordered array of offer IDs on the Listing entity. Each ranking update is server-timestamped. An optional notes field captures the seller's rationale. Ranking data is never exposed to buyer agents or buyers. The system enables litigation-grade chronological replay of seller preference history.
