RESO Membership and Why Data Standards Matter for Offers

What RESO is, what the Data Dictionary standardizes, and why standards-based property and member data makes offer software more reliable.

What RESO is

RESO — the Real Estate Standards Organization — publishes the standards that let MLSs, brokerages, and technology vendors describe property and member data the same way. Its Data Dictionary defines the field names and allowed values behind terms like PropertyType, PropertySubType, and StandardStatus.

Why it matters to an offer platform

Offer software lives or dies on whether the property and party data underneath it is trustworthy. When listing data follows the RESO Data Dictionary, a property that is a condominium in one market is described identically in the next, and the software can make correct decisions from it.

  • Property type and subtype drive which contract exhibits are required
  • Year built determines whether the lead-based paint exhibit applies
  • Association status determines whether the community association exhibit applies
  • Member and office records connect an offer to the correct agent, license, and brokerage

How OFFRPORTL uses standards-based data

Listing and member data flow in through standards-based MLS feeds and populate the fields we rely on: RESO property type and subtype, attached or detached status, MLS number, tax parcel, year built, and agent and office identifiers.

Because those fields arrive in a predictable shape, the compliance rules engine can select the right forms automatically instead of asking you to answer questions the MLS already answered.

What it means for you

Standards work quietly. You notice them as autofilled property details, agent lookups that return the right license number, and exhibits that appear without being asked for.

Standards are not a substitute for review

MLS data can still be incomplete or out of date. Always confirm the property details on the contract against the source before sending an offer for signature.
